Welcome to Roney Palace Confidential

We are residents at the Roney Palace and we love it here...

Some of us live here full time, others come for the winter, some rent their units, and some have served on the Board.

Collectively we form a group of unit owners who care greatly about our amazing home and who have become concerned by the recent actions of the current board. On the face of it we believe their actions compromise the safety, well-being and financial health of our entire community, in what appears to be both a shirking of their fiduciary duties and a tacit endorsement of illegal overnight rentals.

Among the most significant controversial actions of the current board was their determination to eliminate the tiered guest card fee structure. Amidst unanimous objection from unit owners in attendance at the November 2024 Thanksgiving eve board meeting, the board eliminated the tiered guest card system and replaced it with a nominal $50 guest card fee.   ​

 

The Declaration of Condominium and governing documents of the Roney prohibit owners from renting their units for less than 30 days. To support this, the Roney Palace rules and regulations included a tiered guest card system (with a maximum of $500 for 40+ cards). The system prioritized the safety and well-being of the community by discouraging overnight rental abuse through financial deterrents. For context, the overwhelming majority of owners (75%), many of whom rent their units as per the rules, never exceed the 20 free guest card threshold.

​We believe all three current board members derive personal benefit from this and other controversial decisions they have imposed on our community as do those who do not follow our short term rental rules. We encourage all visitors to this site to review the data and draw their own conclusions.

Book & Bust

If you are inclined to take action against illegal overnight rentals at the Roney here is something you can do. 

 

Know someone coming to town? Have them book a unit on Airbnb, Vrbo or any other online booking site. Then take the following steps:

​

  1. Have them check in to the unit

  2. Call code compliance Wed-Sunday

  3. When Code arrives present your online confirmation 

  4. Demand refund from Airbnb and Owner - note that a refund is not guaranteed.

  5. Do this 3 times with same unit. After 3 Code violations the Unit Owner will lose his/her BTR (short term rental license).
