Rental Listings
Listing a unit at the Roney for less than 30 days is against our rules and would be actionable if the Board had done their duty and convened a fining committee. Listings we find that are in violation of our rules will be listed here. Please share any you find.

Listings We Are Watching
The BTR (short term rental license) for this unit is affiliated with Board member Lynn Nunes. This listing, which shows rentals for less than 30 days, was active while he was a sitting board member. Efforts were made to have Lynn step down for failing to follow the 30 day minimum rental rules, to no avail.
Not only did these efforts fail, all appeals to Association counsel to disqualify Lynn from running for a second term based on the evidence and/or have board members disclose their conflicts/activity were also rebuffed. The lack of transparency persists today.

Here is one such infuriating email thread on this topic with Association Counsel.
Lynn was re-elected to the Board in June 2024 on the platform that he was tough on illegal overnight rentals.
This listing is from March of 2024. The BTR license for this unit is affiliated with Board member Lynn Nunes. Guest reviews show short term stays of less than 30 days while he was a sitting Board member. This activity was never disclosed to unit owners. He ran for re-election and won a second term.

I won't even get into the fact that one of his illegal overnight guests was allowed to bring in a pet - which is another big issue for the Roney.
This owner has multiple units in the building, including 1511 also shown on this page. This listing shows rentals for less than 30 days. The unit owner charges $100 per guest card. This unit owner is also a petitioner in the lawsuit against the Association.
This unit is owned by the same same owner as 325, a petitioner in the lawsuit against the Association fighting for free guest cards. Again, reviews show rentals for less than 30 days.
Listing charges for guest cards:
"Additional Charges: ACCESS CARDS are charged $100. Each. PER PERSON/PER STAY (not per day), for adults only."
The BTR listed on this listing does not trace back to a Roney unit. The reviews show less than 30 day rentals.
Ray is the host (co-host Rachelle) operating several overnight rental units. He does not list a BTR, which is required, so his units are hard to identify. He charges $150 for cards but offers to provide cards as well.

This Listing Reads:
"Guest cards are Recommended but are NOT mandatory to purchase
♦The guest card is a one-time fee of $150 per guest and takes 4 days to issue before arrival
♦We Recommend purchasing at least one card per adult
★Guests who prefer NOT to purchase a guest card will be provided with a card that allows them to navigate the building and access the pool on a first come first serve basis, You will have to use the pool towels provided by us and won't be able to sign up to pay-per-day gym membership★"
Ray manages this property as well. There is no BTR listed on this unit. Reviews show less than 30 day rentals.
