Calling All International Owners – This Board Does Not Want You to Vote

This Board, comprised of Andres Lizarralde, Lynn Nunes, and Carlos Hernandez, has flatly refused to honor the requests of international unit owners to implement electronic voting. E-voting would make it easier for owners who have expressed difficulty voting under the current mail-in ballot system. The Board is not interested in your vote. Why?
The requests for electronic voting are coming primarily from unit owners who oppose illegal overnight rentals and who have had trouble casting their ballots in the past. This newly activated group of concerned owners is a threat to the Board’s pro-illegal overnight rental agenda.
If you're wondering whether the Board truly enables and supports illegal overnight renters—while misleading honest unit owners—here are some recent examples:
Still No Fining Committee: With regard to the fining committee, the Board has unequivocally lied to unit owners. Despite promising action months ago, the Board has made zero progress beyond talk. No fines. No consequences. A fining committee would directly challenge the illegal overnight rental agenda, which is unpopular with their base. So, their tried-and-true strategy of misleading unit owners and delaying continues.
Suppressing the International Vote: Our elections are very close, and the Board knows that if more unit owners get involved, the vote may not go their way. They are not taking any chances. This appears to be why the Board is flatly ignoring unit owner requests, despite all the efforts made on your behalf to push for electronic voting.
Withholding Incriminating Data: In a further effort to mislead unit owners and keep them in the dark, the Board is making baseless claims that illegal overnight rentals are down. They have no established baseline for comparison, are using aggregate card data (which is meaningless), and have not analyzed any data on known offenders. Analyzing that data could be revealing—and potentially compromise their bid for re-election—so they continue to withhold it. Additionally, individuals who are publicly suing the association prefer to keep their illegal overnight rental activity hidden. It’s no mystery who has the Board’s ear.
In response to all of the Board's policies over the last few months, illegal overnight renters have wrapped up another successful season—flooding our property with thousands upon thousands of guests, with zero enforcement or consequences.
It is evident that this Board is invested in maintaining the status quo—and all of them will likely run for re-election. While it may be too early to know who to vote for, we can tell you who not to vote for, and why.

Andres has repeatedly demonstrated dishonesty, bias, and a blatant disregard for the concerns of honest unit owners. Here are just a few reasons why he should not be re-elected to the Board:
He ran last year on a platform of representing absent owners, which has translated into biased support for those who illegally rent their units, to the detriment of the entire international community.
He has failed to follow through on promises to enforce the Roney rules and regulations.
He is actively withholding data from concerned unit owners to cover up illegal activity—both by the Board and by unit owners suing the association.
Andres is aware of Lynn Nunes’ illegal Airbnb history while serving as a board member, and the illegal rental history of our recently resigned board member—yet has done nothing.
Lastly, Florida law limits Board members to eight consecutive years in office. While a legal loophole may allow him to run again, the spirit of the law is clear—enough is enough.
Lynn Nunes
Lynn should also not be re-elected to the Board. In my opinion, Lynn has been a dishonest and unfit board member. He ran on a platform opposing illegal overnight rentals—while his own units were actively being advertised on Airbnb for stays less than 30 days. Doing this as a unit owner is one thing, but flouting the rules while serving on the Board and running for a second term is brazen and unacceptable. Let’s not make the same mistake for a third year in a row.
Carlos Hernandez
Carlos remains a question mark. He stated in meetings that he would crack down on illegal rentals, but nothing has happened since he was appointed. It’s unclear whether he’s being overruled by the two pro-illegal rental board members or if he’s playing both sides to boost his chances of being elected in June. Either way, there’s not much to go on, and many of us were hoping for more clarity and hands-on action by now.
When leadership fails to respect and enforce the rules of the community, chaos ensues. The Board claims to want peace—but the clearest path to peace is to remove those who have caused the chaos in the first place.
Lynn and Andres should remove themselves from the running for the sake of our community. We need to elect a Board that upholds the rules and serves the best interests of all unit owners.
