Lizerralde and Nunes Counting on Carlos to Cement Their Illegal Rental Agenda in the Upcoming Election

From a numbers standpoint, current board members Andres Lizerralde and Lynn Nunes knew that the election was going to be close. They have the illegal overnight rental vote, but many more people are engaged now, and they needed an ace in the hole. Enter Carlos Hernandez. They told unit owners Carlos would bring peace, and I believe Carlos does want that—but what Andres and Lynn want from Carlos is for him to bring them votes. And the only peace they are interested in is shutting down unit owners who disagree with their pro-illegal renter agenda. Their actions and inactions have proven this point over and over again.


In case there is any confusion about what I have been asking for, given all the rumors flying, here are my requests of the Board:

  • Please follow and enforce our Rules and Regulations.

  • Abide by Florida 718 Condo Law requiring the formation of a fining committee to enforce Rules and Regulations.

  • Make it easier for all unit owners, particularly international unit owners, to vote.


For this Board, they say my requests are highly controversial and that I am asking too much. To me, this all seems like basic common sense.


Carlos’ Claim of Independence:

Carlos asserts that he is independent from the other board members. While this may be his intent, majority rules, and he will have no power to subvert the illegal renter agenda—even should he wish to—if Andres and Lynn are his co-board members.


If the Roney really wants what many believe Carlos can deliver, hiring him in the capacity of a security contractor to manage the illegal rental issue and other property-wide infractions would be ideal. Ann Keenan has said many times that she does not have the bandwidth to address illegal rentals in a way that is proactive. We need someone in this role, and in this regard, Carlos has my full support.


The future of the Roney is at a crossroads, and unit owners have to decide what they want. If it’s a full-time Airbnb, then definitely vote for Andres and Lynn. If you want something else, here is what you should focus on in the coming weeks leading up to the election.


What to Look Out For:

If Carlos is truly independent—and we hope he is—Lynn and Andres won’t be able to rely on him. In that case, they will field another candidate to complete the illegal rental trio.


If there is no other candidate from the illegal renter side, it suggests that Carlos is indeed their third candidate, and any votes for him will inure to the benefit of the illegal renters. So, pray we see another illegal renter candidate join the pool.


For those who are opposed to illegal overnight rentals, we need your candidacy. So as not to dilute the vote, the rule-abiding-faction should not put up more than three candidates. It would be great to have someone who is on property often and/or is Spanish-speaking.


The board has a wider reach to unit owners than I do. They have been spreading a lot of rumors. Carlos is actively emailing his many contacts. So those who oppose illegal overnight rentals are at a disadvantage from a communications standpoint. Reach out to anyone you may know and share this email/blog.


If no changes are made to this board, we will have another year of discord—not only will rules not be enforced, they will likely be changed, creating an environment where illegal overnight rentals skyrocket.


And please keep in mind: Regardless of how you feel about Carlos, the intentions of those who are on the Board with him is what matters most, so please cast your vote carefully and get the information you need to make an informed choice.
